What is the best way to structure a commercial cleaning contract?
an investor I have worked in the housing sector has recently acquired a warehouse district. Two of the stores are occupied and in need of cleaning. the need of a good through cleaning to begin with and then cleaning daily. initial cleanup would be very detailed and are carpet cleaning, thoroughly cleaning the dining / breakarea bathrooms and offices. I have the workforce that can do the job, I am sure what is the best way to structure the proposal?
Hello! I work in the cleaning industry as an account manager. I address a 350,000 square foot building and supervise 30 to 40 employees. I know a little about what you're asking. Do you want to attack this will break down the tasks. For example, dividing their stores and Breakfast. Then divide the rooms by the tasks. For example, in the dining room you may want to get the floors, walls, horizontal surfaces ceilings, equipment, cleaning etc.. Most of the contractors on behalf of square feet. You want to know these measures before seeking bids. At first what I will do is to hire a contractor to do a complete cleaning of the spaces, and then create a maintenance program to fit your budget and expectations. Contractors will shut down their expectations and measures to create an offer in the initial cleaning and maintenance cleaning contract. Without knowing exactly what you need can not offer much knowledge as well. I guess my suggestion that he would first establish what you want in terms of cleaning and then ask contractors what they can do to meet their expectations. Also, never go with the lowest bid … that almost always fall short of their expectations and the contractor will have to cut corners in order to achieve profitability. Hope this helps.
